About MI Homes

What MI Homes is

MI Homes is a free house price data site. It shows what homes have actually sold for, so you can see average and median sold prices for a town or city, how prices differ by property type, and which homes have sold near a postcode or your current location.

Where the data comes from

• Sold prices: HM Land Registry Price Paid Data, which records residential property sales in England and Wales. We refresh it monthly.
• Inflation: consumer price inflation tables from the Office for National Statistics (ONS).
• Postcode locations: the ONS National Statistics Postcode Lookup, used to find postcodes near you.

All three are published under the Open Government Licence v3.0.

Coverage and limits

• Sold prices cover England and Wales only. Scotland and Northern Ireland are not included.
• Sales usually appear in the Land Registry data a few weeks to a few months after completion, so the newest sales may be missing.
• Town and city figures for the last 12 months exclude "other" sales (such as commercial or bulk transfers) from the headline averages.
• The "Est. Value" column on postcode pages is an indicative figure only. It applies the trend in local median prices for that property type to the last sold price and does not take into account condition, extensions or anything else about the individual property. It is not a valuation.
